a Seller's challenges...
It is important for a Seller to "think like a Buyer" when preparing their home for sale. If you are the Buyer, you expect to buy a home that is "move-in" ready. No new Buyer wants to Close on their home, just to begin a process of repairs. It is important to make certain that all repairs have been addressed before placing the home on the market.
Put the Buyer's hat on and begin to prepare your home for sale. "Clutter" of any kind is a no-no. Your "collectibles" are important to you... but they mean little to a new Buyer. You will need to pack them away for safe keeping, until you are ready for your move.
First Impressions are Lasting
The front door greets the prospective Buyer. Make sure it is fresh and clean looking. Keep lawn trimmed and edged and the yard free of refuse. Walks, steps, and driveways clear of all debris.
Let the Sun Shine In
Open draperies and curtains and let the Buyer see how cheerful your home can be.
Decorate for Quick Sale
Faded walls and worn woodwork reduce appeal. A fresh coat of paint and wood replacement where needed, can result in a quicker sale at a higher price.
Repairs DO Make a Difference
Loose knobs, sticking doors and windows, warped cabinet drawers and other minor flaws detract from home value. Dripping water facets suggests faulty plumbing. Have them fixed before you Show your home.
Bathrooms/Bedrooms Help Sell The Home
Check and repair caulking in bathtubs and showers. Make this room sparkle. Remove all excess furniture from the bedrooms. Use attractive bedspreads and freshly laundered curtains.
Remember the Golden Rule
Treat your prospective Buyer the way you would want to be treated if you were in their place. Turn off the Television and turn on soft music. Pets should be kept out of the way, preferably out of the house.
